Luxury villa with heated infinity pool which blends into the sea beyond, in a fabulous peaceful and secluded setting on a hillside above the charming village of Tourrettes Sur Loup which you can walk to. Ideal for families, built new in 2015 it is both modern and homely and the wonderful Mediterranean garden is well laid out with a play area for children with swings, slide and a trampoline.

Villa accommodation covering 210 m² on two floors for 8 people, 4 bedrooms, 4 bath/shower rooms, integrated reversible air conditioning/heating, satellite television, wifi.

The ground floor has an entrance hall with guest toilet and access to a double bedroom (180 cm wide bed) with views of the rear garden and en-suite shower room and toilet. Two steps to a light and airy, spacious, comfortable living room with fireplace and television, dining area, open plan fully-equipped kitchen with breakfast bar and stools (ceramic hob, oven, American fridge/freezer, dishwasher, coffee maker), all opening onto a huge patio terrace with garden furniture for relaxing and eating outdoors with two big retractable canopies for shade. Laundry room with washing machine and dryer.

The upper floor east wing (independent from the upper floor west wing) stairs lead to a large double bedroom (180 cm wide bed) with a small television and access to a private balcony with superb views down to the sea and the Baie des Anges, en-suite bathroom with over-bath shower, walk-in shower stall and toilet.

The upper floor west wing stairs leads to a library/reading room with study desk and views of the sea. On one side there is a double bedroom (180 cm wide bed) with television and access to a shared balcony with wonderful sea views, large en-suite bathroom with over-bath shower, walk-in shower stall and toilet. On the other side of the library room, is a similar double bedroom (1 x 180 cm wide bed) also with television and access to the very big shared balcony with views, en-suite shower room and toilet.

All of the bedrooms are a good size with reversible air conditioning and the possibility to convert the double beds to 2 x 80 cm wide singles.

There is a garage for one small car (Citroen A1 size) and plenty of parking on the drive. The enclosed grounds which cover 2000 m² are accessed via electric gates comprise a number of low terraces leading down the hill, well adapted for families with children. The pool is heated (see more information below the price list) and the overflow effect is wonderful as it blends with the sea in the distance. The olive trees and many other Mediterranean trees and plants make for a beautiful garden, there is a grass area and really good children's play area.

The village of Tourrettes Sur Loup is one of the most beautiful in France, it also has lots going for it with a nice square where there are bars with outdoor terrace, a "cave a vin", restaurants and then pretty traditional narrow village streets with interesting boutique shops and an excellent ice cream parlour which has violet ice cream, a local specialty. There is also a decent tennis club where you can arrange to play in advance. From the villa, you can walk to the village along a small road with next to no traffic, just a bit of a hill to negotiate.

Tourrettes Sur Loup centre 1 km. Supermarket 7 km. Beach at Antibes 11 km. Nice International Airport 30 km. Grasse 20 km. The Gorge de Loup offers canyoning in summer.

Minimum rental in august 2 weeks.

Observations :

The pool is intended exclusively for the use of tenants. It is heated to a temperature of 26 °. For any request for higher temperature, it must be made one week in advance and a surcharge will be requested.

Pool heating: temperature predicted at 26 degrees during the season. For the months of May, June and September, a supplement of 100 € / week for heating the pool. (Option to be requested at least 1 week in advance).

EDF electricity at the expense of the tenants, on actual consumption (usual average in case of normal use 70 - 100 € per week) to pay locally.

Security deposit of 2000 euros (bank card slip to Villas du Monde). It will be destoy from the villas du monde , except in case of detention.

The amount varies widely from country to country, from 1 euro per day per adult over 18, up to an amount that can vary from 1 to 10.
