Within walking distance of a small semi-private beach, 500 m with a locked gate for access shared with just five other villas. A short drive from Carqueiranne centre and Hyeres 7 km and 2 km from the port which has shops, bars and restaurants.
Villa covering 100 m² on two floors for 6/8 people comprising the main house 2 bedrooms, 1 shower room and a studio 1 bedroom, 1 shower room, satellite television, wifi.
With a large patio terrace in front of the villa and the pool behind, plus a garden which is luxuriantly planted up the hillside, all with absolutely breathtaking views over the sea and the coast. An exceptional setting, there is air conditioning throughout, as well as wifi internet.
The ground floor has a light living and dining room with sliding glass doors opening onto the patio terrace and a doorway leading to the modern, well-equipped kitchen (with American fridge, dishwasher, oven, induction hob...) which also opens onto the patio. On the patio you can sit out comfortably as well as eat in the open air and enjoy the incredible views, it is covered with an adjustable canopy so you can allow more or less light through as you wish. A few steps from the main living area lead to an open small sitting area with double sofa bed suitable for children.
The upper floor has an air conditioned double bedroom (1 x 160 cm wide electric adjustable bed) which has glass doors opening onto a large sun terrace overlooking the sea and the presqu'ile. Further double bedroom with air conditioning (1 x 140 cm wide bed) opening onto the same sun terrace. Shower room with twin sinks and separate toilet. Laundry room with washing machine and extra fridge which opens onto the side garden steps.
Studio (independent access at the front of the house) with an air conditioned double bedroom (1 x 140 cm wide bed) with television and en-suite shower room and toilet.
Behind the house gated steps lead up to the pool area which is equipped with sun loungers and a large parasol, the 7.5m x 3m pool is complemented by a Jacuzzi, the views from the pool of the sea are wonderful. Steps lead up the hill behind the pool area to a hillside garden which has beautiful Mediterranean plants, it is a real treat, quite exceptional and of course the higher up you go the grander the views out to sea.
There is covered parking for two cars and room for a third in the enclosed grounds which have an electric gate.
You can walk down (in less than 10 minutes) the access lane and across the coast road to a locked gate for which residents of this house and about five neighbours have the key which opens to a small track down to a small beach and the sea which cannot be accessed otherwise except by the sea, so it is semi-private, which is very useful in high season particularly.
Possible access by train station TGV Toulon + bus from next to the station for a 35-minute journey and 800 m walking from the end bus stop to reach the villa. Bus every ½ hour in summer.
This property is completely peaceful and secluded, the views are exceptional, access to the sea very close and the charming village of Caqueiranne has a small marina, shops, bars and restaurants. There are lots of dedicated cycleways and along the Presqu'ile you will see pink flamingos in the shallow waters and there are lovely long sandy beaches, as well as sea coves, plus walks at the end inside of the nature reserve which has dramatic cliff top trails. Hyeres has a charming, interesting old town with a great market and outdoor restaurants. This place is a gem.
