Beautiful luxury villa, completely secluded, with stunning views, set in a very large, enclosed, peaceful garden with a private swimming pool. Located in the hills behind Nice, in one of the smartest residential areas, looking out towards the sea. Nice beachfront 5 km. Main shops 3 km. Within walking distance of bakers, pharmacy and restaurants (one with a Michelin star) 600 metres and marked hill walk 400 metres.

The ground floor has an entrance hall leading to a beautiful, very spacious, light and airy living and dining room with a grand piano (made by Choiseul and tuned regularly) with a fabulous mural, fireplace and comfortable seating area with satellite television, the main dining table is situated by the large patio window so you can enjoy the views of the sea whilst you dine, there is also access to the terrace and pool area, it is very elegant, refined and homely. Fully equipped kitchen (with large oven, big gas hob, American fridge/freezer, dishwasher, Nespresso coffee maker etc.) and breakfast table, opening to the terrace with bar stools ( the ideal spot for a coffee) and sea views. Separate toilet. Laundry room with washing machine and dryer.
The lower mid floor (four steps down from the ground floor) has a double bedroom (160cm wide bed). Bathroom with over-bath shower and toilet. Another double bedroom (140 cm wide bed) which opens onto the patio terrace with pergola and comfortable garden furniture.

The upper floor has a superb master double bedroom (2m wide bed) with television which opens onto a good sized balcony equipped with chairs and table as well as sun loungers so you can relax and enjoy the amazing views, it has a very big en-suite bathroom with a large corner bath, twin sinks, shower stall, toilet and an amusing mural. Beyond is a dressing room. There is a portable air conditioning unit in this bedroom which is rarely needed.
The villa has exceptional decor and is very well equipped. It's 1.5 km to the nearest public transport so a car is essential.
There are around 50 steps up from the parking area to the house in front of which there is a twelve-metre long pool which has a shallow rim around the sides, steps for access and a handy outdoor shower. There is plenty of garden furniture for relaxing and to the side of the villa is very pleasant pergola. At the end of the garden is a grass area sheltered by a beautiful olive tree and steps lead down to a terrific boules area where you can play the French national sport whilst enjoying the stunning views of Nice and the sea beyond. The garden is not really suited for very small children unless parents are very attentive. There is parking space for two cars. From the villa, you can walk a few hundred metres up the quiet lane to the end where there is a barrier which is the start of a marked trek into the hills and mountains beyond, ideal for an evening stroll.
This is an exceptional property as it is secluded and peaceful as well as interesting and comfortable, it has a feel good factor in a nice way, nothing flashy, just tasteful. The views are quite incredible, right over the city, the port of Nice and the bay. To be able to walk and get the bread as well as eat out in very good restaurants and come home on foot is a bonus too.
