The Villa Agnanti is located within walking distance of Sesi beach just one hours drive from Athens. Built for the 2004 Olympic games it is ideal for large groups, equipped with air conditioning, wifi internet, big private swimming pool, 11 bedrooms with en-suite shower rooms and balconies/terrace, with views of the sea and the island of Evia, with a capacity to accommodate up to 26 people (price shown is for 12, per head supplement for extra) with 24 hour butler/staff service on site.

The ground floor has a good sized, fully equipped kitchen (with two refrigerators, dishwasher, washing machine) with bar and dining table, opens to the pool area. Separate toilet. Note: the Guardian has an independent apartment with reception discretely set on the east side of the ground floor.

The first floor (accessed via 12 exterior steps at the west side of the villa) has a very big sitting room with large screen satellite television with DVD player and patio doors opening onto a huge balcony with sea views. Two seaward facing twin bedrooms (2 x 90 cm wide beds in each) each with balcony, en suite shower room and toilet. Mountainside twin bedroom bedrooms (2 x 90 cm wide beds) with a balcony which has sea views and en-suite shower room with toilet. Family suite with a lobby and one door to shower room with toilet, second door to the seaward double bedroom with balcony, third door to triple bedroom (3 x 90 cm wide beds) with a balcony which has sea views.

The second floor (which is essentially identical to the first floor) also has a very big sitting room with dining table and patio doors opening onto a huge balcony with sea view. Mountainside twin bedroom with balcony which has sea views and en-suite shower room with toilet. The roof floor has a vast, open covered terrace which commands amazing views of the Aegean sea.

Bedroom facilities include 2 x 90 cm wide beds which can push together to form doubles if required, television, safe deposit box, mini fridge, hairdryer, towels, pool towels. There is a spacious living (seating area capacity for 20) and dining (table seating capacity for 20) area and a fully equipped kitchen with all you need for self-catering. DVD/CD player, books, games and in-house concierge service, laundry, ironing and maid service.

There is an annexe (just across the driveway from the main house) with a double bed and two single beds, kitchenette, en-suite shower room and toilet.

Set in grounds covering 6000 m² with a 100 m² pool surrounded by sun loungers, there is a pool bar (exclusive to guests) as well as a play area for children, plus a basketball and volley ball area and built in barbecue area for pre-arranged meals (electric barbecue available for self catering for safety reasons). The huge pool has steps and ladder for access and there is a big covered gazebo for dining outdoors at one end as well as an outdoor shower.

There is private parking space on the grounds for up to six cars.

Villa Agnanti is just five minutes walk from the beach (500 metres), around 40 minutes drive (30 km) from Athens international airport, 40 km (1 hour) from the city centre and 15 km from Marathon. The village of Grammatiko is 8 km. Nearest restaurant 500 metres, nearest bar 1 km. Supermarket 20 km.

This is an excellent property for those seeking privacy, relaxation and service in a picturesque and peaceful area of Greece easily accessed from Athens. Though if you want to find some nightlife it's only 20 minutes drive. There are two Tavernas on the beach which serve fish along with traditional Greek food and wines. The historic Tomb of Marathon is 16 km and the ancient site of Ramnous 12 km. Visit Delphi or take an inexpensive ferry to the island of Evia which is nice for a day trip.

1) Breakfast

This is a Greek Breakfast. There is cheese, marmalades, honey, homemade pastries, cake, coffee, tea, milk, fruits, yoghurt, bread and butter etc.

2) Snack - light meal

This meal consists of some kebabs, salads, chicken, tzatziki and Greek tapas

3) 4-course meal

Consists of 1st course, potato salads, tzatziki, olives, oil with raw salt and bread, 2nd-course salads, main course meat and fish dishes, 4th course, fruits and sweets. Also, it includes local wine and soft drinks.
