Beautiful Tuscan holiday house with accommodation for up to sixteen people. The villa Poggio Falcone is a handsome property with private swimming pool and grounds worthy of a Shakespeare play. Located in a tranquil setting on a hilltop overlooking lake Chiusi this gorgeous Italian home enjoys splendid views of the surrounding countryside. Shops and restaurant 1km. Tennis 7km. Riding and golf 15km. Cortona 40km. Florence 124km. Pisa airport 199km.

The upper floor has a light and airy sitting room. Double bedroom with large windows overlooking the lake. Hallway with single sofa bed. Large bathroom with shower and toilet. Double bedroom and a twin bedroom. Further bathroom.

The ground floor has a fully equipped kitchen and a dining room with fireplace. Spacious living room with fireplace and veranda overlooking the pool area. Twin bedroom (2 x 90cm wide beds) with en suite bathroom. Double bedroom with en suite bathroom. Single bedroom with en-suite bathroom (1 x 90cm wide bed). Laundry room. From the living room, there is another staircase leading to a further sitting room in the eaves where there is also a double bedroom and bathroom.

The large pool is set just in front of the villa and is complemented by plenty of garden furniture. The garden is very well maintained and typically Italian.

 Wi-Fi Internet access available in one part of the garden free of charge.

The price includes :

The price does not include :

Breakage deposit Euro 500 (payable in cash on your arrival and held by the owner for the duration of your stay).
Obligatory final cleaning Euro 300.
Hotbath Euro 40 per day.
Heating Euro 0,70 per Kwh (if used). Wood for fireplace Euro 15 each 100 kg.
Air conditioning Euro 0,70 per Kwh (if used).
Pets are welcome on payment of Euro 5 each per day.
If ordered in advance swimming towels can be hired on site on payment of Euro 3 each.
Tourist Tax Euro 0,80 per person per day, applied for the first 5 days only, children up to 14 years do not pay.
