Located 10 minutes walk from Castiglion Fiorentino, and close to the train station (500 meters), this restored farmhouse is the ideal point for all types of trips or descursions in the region and in central Italy.

3 bedrooms, 2 bathrooms, partial air conditioning, wifi internet, private and secure swimming pool.

The house of about 170 m2 is composed of :

GROUND FLOOR: entrance to the large living room-kitchen, dining room, sofas and satellite TV, bathroom (toilet and sink) with washing machine.
FIRST FLOOR: with access via an internal staircase, master bedroom with access to a small terrace in front, master bedroom and bathroom with shower and bath. Matrimonial room with large private bathroom with shower. From the corridor, access to a large panoramic terrace overlooking the pool, table, chairs and parasol.

EQUIPMENT: fridge with freezer, oven, dishwasher, washing machine, tv-sat, Wi-Fi connection, mocha coffee maker, air conditioning, barbecue, wood-burning oven, mosquito nets, toaster, electric coffee maker, swing, balls, hair dryer.

The house is surrounded by a shady garden decorated with flowers and plants, with a space to relax and a table and chairs for outdoor dining. At the back of the house is the swimming pool, 4,5x9 mt, 1,50 mt deep and fully fenced. On the sunny terrace on the first floor there is a lounge with parasol, table and chairs. The guests also have a vegetable garden with fresh vegetables (depending on the season).

The owners, who live in the house next door, will be a safe and discreet reference point for any needs.
