Ideally located in the heart of the Côte d'Azur in a residential area only 200 m from all amenities (shops, restaurants, ...) and 800 m from the sea (10 min walk) and incredibly preserved from the hustle and bustle of the city, this modern luxury villa with private contemporary pool & indoor spa design is ideal for a quiet holiday in Cagnes sur mer.

With a surface area of 150 m2 on 2 levels and a garden of 500 m2 with exotic tendencies (palm trees, giant Strélizia, banana trees, Cactus, ...), the house benefits from a triple exposure (East, South, West) with multiple terrace corners where you can enjoy the sun or a naturally shaded corner as you wish.

Tastefully decorated with noble materials (white waxed concrete floor, exotic wood exterior terraces) and quality furniture, it reflects the desire to offer modern and elegant comfort where the harmony of soft and contemporary colours create a soothing and natural atmosphere for relaxation in absolute calm.

Inside, the ground floor is composed of a large living room equipped with a large screen (21/9) with bluetooth home cinema, a dining area with a large square table (140x140 cm) for more conviviality overlooking the Veranda decorated in bamboo and exotic wood flooring with its design Spa overlooking the garden, a fully equipped American kitchen, Nespresso coffee machine, large oven (90 cm), American fridge with bi-zone wine cellar opening onto a terrace shaded by a hundred-year-old vine with Mexican decoration and a huge cactus, barbecue.

The night space is composed on the ground floor of a double bedroom with wardrobe, washbasin and Italian shower (90x90 cm), double bed (140x200), with a private terrace shaded by a driftwood pergola overlooking the garden and a clump of banana trees allowing some privacy.

The first floor, made of exotic solid wood, is composed of 2 bedrooms, a dressing room, a bathroom with bath and shower as well as a separate toilet.
The master bedroom has a 160x200 cm bed, a washbasin area and an Italian shower (150x90cm) opening onto a large exotic wood terrace with a view of the top of Cagnes and its medieval castle.
The second bedroom has a double bed (140x200 cm) with a double exposure (South and West).

Outside, the contemporary swimming pool (6mX3m) in dark grey smooth concrete gives a beautiful colour to the water with an immersed beach ideal for relaxing.
The pool is treated with salt electrolysis (without chlorine) for greater comfort, and is equipped with an underwater alarm for optimum security. The pool surrounds are made of exotic wood with double and single sunbeds, parasol, etc...

The Spa design for 5 people in the Veranda that can be opened or closed as you wish with Balinese decoration (bamboo, exotic wood floor) overlooks a pergola made of driftwood and exotic wood floor with a double hammock overlooking the garden & the pool, ideal for a nap...
